Brightshore Capital Announces Sale of Port 225 Commerce Center, a 484,056-Square-Foot Industrial Development in Houston
PR Newswire
NEW YORK, Oct. 27, 2026
NEW YORK, Oct. 27, 2026 /PRNewswire/ — Brightshore Capital (“Brightshore”), a real estate investment and development firm headquartered in New York, today announced the sale of Port 225 Commerce Center (“Port 225”), a 484,056-square-foot Class A industrial development in the Houston metropolitan area to Cabot Properties, a global investor, developer, and operator of logistics real estate. Situated on 26.5 acres at 307 and 315 Beltway Green Boulevard, Port 225 comprises two buildings: a 128,992-square-foot rear-load warehouse and a 355,064-square-foot cross-dock facility. Brightshore acquired the site in 2023 and, through its in-house development team, completed construction in 2025. The sale followed an unsolicited offer from the buyer.
Brightshore selected the site in Houston’s Southeast industrial submarket for its established logistics infrastructure, direct access to Beltway 8 and State Highway 225, and proximity to the Port of Houston and the Houston Ship Channel. These connections provide access to international trade routes and distribution networks serving the Houston metropolitan area and broader Gulf Coast.
“The sale of Port 225 ahead of our original business plan reflects the strength of our disciplined investment approach, beginning with strategic market selection and a focused asset management and execution throughout the investment lifecycle,” said Robert McCall, Partner at Brightshore Capital. “We identified Houston’s Southeast industrial submarket for its proximity to the Port of Houston, access to major transportation infrastructure and established logistics demand.”
“Port 225 demonstrates the strength of Brightshore’s in-house industrial development capabilities, from site planning and building design through construction and leasing,” said Gaurav Sahay, Managing Director at Brightshore Capital. “The complementary rear-load and cross-dock configurations were designed to serve a broad range of warehouse, distribution and logistics users. Our team’s ability to execute each phase of development efficiently was instrumental in bringing the project to completion and positioning the asset for a successful sale.”
“Port 225 expands Cabot’s presence in Houston with two modern, highly functional logistics buildings in a well-established industrial submarket,” said Tayler Lee, Senior Director, Investments at Cabot Properties. “The property’s access to major transportation infrastructure, complementary building configurations, and existing tenant base align with our focus on well-located assets that can accommodate a broad range of logistics users. This acquisition reflects our continued focus on Houston as an important market within our broader U.S. investment strategy.”
The sale follows Brightshore’s 2025 disposition of Champions Circle Business Park in the Dallas–Fort Worth area and further demonstrates the firm’s experience developing industrial assets in strategic markets. Brightshore’s U.S. industrial development and acquisitions platform spans approximately 12 million square feet across the Southeast and Texas.
